VAT note
Construction work on buildings in Ireland is generally 13.5% VAT, including the materials you supply as part of the job. There is no zero rate for building new homes - a temporary 9% rate covers some new apartment developments until 31 December 2030, so check with your accountant before using it. Subcontracting for a principal contractor under RCT? The reverse charge applies: you do not charge VAT, the principal accounts for it, and your invoice should say so.
